Arbor Glen, located in Garden Grove, Calif., is a 136-unit, single story, garden-style apartment community. This family-oriented residential community was acquired in 1995 and underwent a two-year renovation in conjunction with the Garden Grove Agency for Community Development. Prior to acquisition, the project suffered from overcrowding, crime, deferred maintenance, and mismanagement. Vista Communities, Inc. structured the acquisition to accomplish several housing goals of the City while preserving the Agency’s limited financial resources.

Upon acquisition, the project was renovated inside and out. Exterior renovations included: painting, patio fence repair and replacement, driveway repair and complete resurfacing with new asphalt, landscape upgrades, and installation of a playground and picnic area. Interior improvements included: converting all tubs to tub/shower combinations with shower doors, replacing separate cook tops and ovens with unitized ranges, new carpet, new vertical blinds, new countertops, and new electrical wiring where needed.

Arbor Glen has been rehabilitated to provide safe, secure and affordable housing to residents while improving the neighborhood at large. Fifty percent of the project is dedicated to households earning 60% or less of area median-income.
