Vista Communities, Inc. acquired Orange Point Apartments, located in the heart of Long Beach, Calif., in dire need of repair. Gross negligence, committed by long-time owners, left the property in threat of condemnation with substandard living conditions, including numerous code violations, graffiti, and crime. The residents lived in conditions that were hazardous to their health and physical safety.
Upon acquisition of the 36-unit project, Vista Communities worked with the City of Long Beach to launch a massive, multi-phased renovation. The site was bulldozed to remove everything except the main structures and even the main structures underwent extensive rehabilitation. An aggressive management approach stopped crime within the project and spawned an environment that was not only safe but family-friendly.
The project was sold to a private investor in 2005.
